A complete renovation, finished in 2024, expanded and reimagined the house’s previous footprint, and installed numerous energy-efficient systems. Now the home features five ensuite bedrooms, numerous flexible spaces for gatherings and entertainment and an exterior as bespoke as the interior.

“The owner was trying to bring the outside in and the inside out, so it has a Adirondack feel to it as he was pulling the two elements together,” says Traci Robinson, the Corcoran agent listing the property. The owner brought in oversized rocks and boulders to create moments throughout the landscape that would capture the “native plantings, highlight the entertainment areas and produce a privacy focal point” she says.

What’s the plan?

The living room is anchored by a red cast-iron wood-burning corner stove on a stone hearth. A 15-foot counter that seats at least four separates the kitchen from the living room. Combined, the living room and kitchen are 638 square feet. Behind the kitchen are two ensuite bedrooms of 180 square feet each and a powder room. Another ensuite bedroom and the primary suite are on the other side, separated by a hallway. The 190-square-foot primary has walk-in closet and has been plumbed for a stackable washer/dryer. Two of the bathrooms have steam showers.

The 2,104-square-foot finished lower level includes a living room, gas fireplace and a fifth ensuite bedroom that could serve as an office with a walk out to a private patio, or a separate flexible room for a gym area, media or playroom. There is a large cedar closet on this level and another room that could be a wine cellar.

What’s cooking?

The kitchen has been outfitted with a Thermador stove and refrigerator, Bosch microwave and GE Profile dishwasher. Quartz counters top the cabinets and the island, which also has a porcelain farmer’s sink. A separate Thermador wine fridge and bar are incorporated for entertaining. 

What else?

The home was renovated with energy efficiency in mind, including highly rated heating/cooling systems, Fugitso Airstage dual split heating and cooling units on the lower level and Navien tankless on demand water heaters. “The owner affectionately refers to it as a Yeti cooler,” Robinson says for being both super energy efficient and super cool. The oversized garage easily fits one car and plenty of room for equipment storage or to build out as a workshop says Robinson.

One cool thing (or two) 


The above ground 8 x 20 heated industrial-container pool by Modpool is the main event in the backyard, and features a transparent panel on the side for a submarine or aquarium window effect. It also has functionality to convert one-third of the pool into a hot tub spa by sliding in a partition. “Instagramable moments abound!” says Robinson. 

And, she adds, “From a mother’s perspective, the pool is accessible only by a cascading staircase that prohibits young children from accidentally getting too close to the pool, a safety feature not to be ignored.”

Agent’s callout 

Robinson says the owner put a lot of design and intention in the outdoor spaces so there are a few areas that have their own drama, such as the firepit/conversation area above ground level and reached by stairs. “You can look down upon the pool and entertainment space and up at the stars. It’s very theatrical.”

Location, location, location

The house is 1.7 miles away from Sag Harbor Village, which boasts a wealth of shopping, dining and leisure activities, as well as and historical and cultural sites such as the Bay Street TheaterSag Harbor Cinema, the Sag Harbor Whaling & Historical Museum and Old Whalers Church of Sag.

But come Oct. 31, there’s no need to leave the neighborhood.

“Mount Misery is famous for Halloween – all the kids want to go there trick or treating,” Robinson says, adding the entire community is full-on decorated and candy is bountiful. “As a parent with young kids, it doesn’t get any better.”
