House proud
Built in 1860, this two-story shingled farmhouse with a wrap-around porch has been expanded and enhanced by the sellers over their 25 years of ownership, city dwellers who bought it as a country home for their family.
“The wife of the couple had grown up on a farm with a pre-Revolutionary War-era house and she was attracted instantly,” says Patricia Garrity, the Corcoran agent listing the property. The family, she says, “were looking for a place where their three young daughters could climb trees and play outside” while still having a life in the city, and this home, with its updates, afforded that. It also provided the site for one of the daughter’s weddings, hosting 250 guests, Garrity says.
What’s the plan?
The front covered porch provides entry to the 500-square-foot living room, which is part of a three-room entertainment area including a media room and TV den. To the right of the entry is the 324-square-foot open-format kitchen and dining area, and additional conveniences such as a pantry, laundry room, mudroom and a full bathroom. Overlooking the back yard is a 265-square-foot year-round sunroom. The second floor is devoted to four bedrooms, one of which is the 300-square-foot primary suite with a spa-inspired bathroom and a deck, part of which is covered. The other three bedrooms share access to a hallway bathroom and the sauna. The attic level is finished and used for storage.

What’s cooking?
The large eat-in kitchen features a farmhouse sink, a bead-board ceiling, an eight-person breakfast nook and a center island with a sink that seats three. The soft-gray cabinets are topped with marble and the appliance suite includes Sub-Zero, Viking and Asko brands.
What else?
“The house is very charming but the property is spectacular,” Garrity says. The home was once part of a 40-acre farm parcel that has been divided. The remaining acres surrounding the property are part of a preserve that Garrity says cannot be developed. Exterior bonus amenities include a tree house and a vegetable garden.

Amenities and more
- 20 x 60 heated gunite pool
- Bocce court
- Two firepits
- Outdoor shower

One cool thing
The original 1,500-square-foot barn has been converted into flexible studio/recreation space.
Agent’s callout
This is a classic home in a changing area,” says Garrity, adding that she believes any transformation will “not change too much, because the people moving in understand this area is like how the Hamptons used to be and want to preserve that.”

Location, location, location
The house is 2.2 miles from the village of Southampton and 2.7 miles from Water Mill. It offers easy access to numerous nearby attractions: the Parrish Art Museum, Tuckahoe Woods Preserve, Shinnecock Hills Golf Club and numerous beaches such as Cryder, Flying Point Beach, Little Plains and Gin.
