House proud

Originally constructed in 1870, this classic shingled home has had significant updates that respected the original architecture and details, yet made it a comfortable home with all the modern conveniences.

Built by shipwrights from Sag Harbor, the home is “reminiscent of maritime craftsmanship,” says Colleen Graning, the Douglas Elliman agent representing the listing.

“The renovation was very mindful of keeping the historic details, as the previous owner was into preservation,” she says. “It was done in good taste and in all the right places.

What’s the plan?

The home is entered through a large covered porch into a grand foyer with many of its original details preserved such as the carved Dutch door and banister. Flanking the foyer are the formal dining room, a handsome paneled library/office and the great room, the latter offering access to the 30 x 33 patio in the back. A hallway wraps around the dining room, leading to the eat-in kitchen (there’s a beverage station along the way). Through the kitchen is a 22 x 12 wood-paneled entry that leads to a 400-square-foot den overlooking the backyard. There are three powder rooms and a laundry on this level.

The second floor of the main house has four bedrooms, including the primary with a 228-square-foot private deck. Not all bedrooms are ensuite, but they share three full bathrooms with convenient access on this floor. The guest house can be accessed from this level. The third floor, reached by a handsome spiral staircase, with 6’ 10” ceiling heights, features two bedrooms with garret-style ceilings, a full bathroom and a 14 x 12 flexible space.

What’s cooking?

The 22 x 17 eat-in chef’s kitchen includes casual dining and four seats at the island, and is outfitted with high-end stainless-steel appliances and marble counter tops. Just before entry to the kitchen is a beverage station with an under-counter fridge and icemaker.

What else?

The pool is its own self-contained space, positioned away from the main house, with a bricked wrap around patio and a pergola-covered dining. “The outdoor amenities are pretty spectacular,” says Graning, “With multiple patios, decks and verandas, tennis, a basketball court, putting green and a lot of lush landscaping.” There is a gas line installed for outdoor cooking

Amenities and more

  • 40 x 17 pool with a hot tub
  • Tennis court
  • 20 x 60 private putting green
  • Wood-burning fireplaces throughout
  • Numerous decks and patios

One cool thing (or two)

The two-bedroom guest cottage includes a full bathroom and kitchenette and is accessible from the second story balcony or a private exterior staircase.

Agent’s callout

“The home has beautiful character and really has an historic elegance like Southampton estates, but without all the restrictions,” Graning says. “You have the best of both worlds with this.” She notes a revitalization of Westhampton’s business corridor, the addition of new restaurants and the closer proximity to the city has increased the area’s appeal.

Location, location, location

Graning says Beach Lane is one Westhampton Beach’s premier neighborhoods and this corner plot on two acres has a particular estate feel. The home is nearly equidistant between Quantuck and Moneyboque bays, .8 miles from bustling Westhampton Beach and 2.2 miles from the village of Westhampton. The Westhampton Country Club is nearby, and the Long Island Rail Road station is about 2.5 miles from the home.
