A place where the classic beach cottage meets farmhouse charm.

The nuts and bolts

 4 bedrooms

 3.5 bathrooms

 3,260 square feet

1.10 Acres; 84 feet of waterfront

House proud

This custom-built Nantucket style home is strongly rooted in the coastal cottage tradition with its shingled exterior, gabled roof and widow’s walk lookout, but has been updated on the inside with warm, modern rustic touches that evoke a farmhouse vibe. Originally built around 2007, Karen McNamara, the Town and County Real Estate agent listing the home, says it underwent a near-total renovation inside and out in 2014.

With a chef’s kitchen, an open floor plan anchored by a great stone fireplace, McNamara says it’s a “great entertaining house” with that theme extending to the outside western-facing decks and “phenomenal sunsets.”

What’s the plan?

The main common spaces are on the second floor to optimize the water views, in this case, the Quantuck Bay. The entry leads directly into the 624-square-foot living room, with wood-beamed vaulted ceilings and a two-sided gas-fueled stone fireplace. A wing to the left of the entry foyer includes the 350-square-foot primary bedroom suite with a soaking-tub bathroom, walk-in-closet and access to a balcony. The lower level features three bedrooms and two full baths, and a 400-square-foot family room with a fireplace and access to an outside covered patio. A stone-finished shower on this level opens to the outdoors. The third floor includes a 225-square-foot playroom, an 8 x 8 office and a flexible 16 x 10 bonus room.

What’s cooking?

In the 312-square-foot kitchen, the other side of the stone fireplace provides a cozy country feel, complemented by the cupboard-style cabinets topped with granite. The center island houses the two integrated ovens, additional storage and a prep sink. The handsome elevated wood counter seats two. The appliance brands include Viking, Fisher Paykel and Sub-Zero. Other amenities include beverage coolers for wine and juice, two dishwashers.

What else?

This home has several fun spaces—a vaulted and benched adaptable room for leisure (or your imagination), a pretty, windowed landing with rails and paneled ceiling. And though the bathroom is not usually a choice room, the wood-paneled, green-tiled half bath with its painted ceramic sink and copper industrial plumbing is pretty enough for a magazine feature.

Amenities and more

  • Newly renovated private boat dock
  • Built-in barbecue outdoors
  • 20 x 40 heated gunite pool/spa
  • All-weather tennis court
  • Backyard custom-built playhouse

One cool thing

The home has a private wooden walkway through the sea grass to the shoreline (84 feet of waterfront), where western-facing wooden benches are perfectly positioned for sundowner toasts.

Agent’s callout

The house, says McNamara, reflects the spirit of Quogue, “a charming beachfront community with a focus on the history and preservation of the village.”

Location, location, location

Founded in 1659, Quogue is south of the highway and boasts a well-preserved designated historic district on the National Register of Historic Places. The home on Old Main Road is about 2.3 miles from the district.  It’s .6 miles from the Quogue Wildlife Refuge, a 305-acre nature preserve that includes an outdoor wildlife complex that houses permanently injured wildlife. Of cultural interest is the Hampton Theatre Company in Quogue, which begins its fall season in October, and the Quogue Historical Society.

Details

The home at 45 Old Main Road lists for $5,950,000 and the details can be seen here.
