On the market for the first time, this custom-designed modernist home, built in 2005, is a study in materials, light and transparency, as well as creative use of space. It was designed by architect William Reese, known for his modernist work throughout the East End. This home — one of hundreds of projects — has been featured in Metropolitan Home and Elle Decor magazines.
Saunders listing agent Laura White, who sold the parcel on the bluff to the owners in 2002, says the home was designed in close consultation with the homeowners.
“The house is very before-it’s-time. The owners are visionaries and have a modernist philosophy and were involved in the house and property design,” she says. “The construction is very sculptural — as well as the grounds’ design — even the trees.”
She adds, “It is unique — estate-like and privatized but very convenient to the village of Sag Harbor and not isolated.” North Haven Point is a 400-plus-acre private community of woodlands, soaring bluffs, sheltered beaches and wetland meadows.
What’s the plan?
The first floor features the common areas in an open format, anchored by a wood-burning fireplace in the great room. There’s access to a wood deck from the kitchen and living room, and the latter offers access to the approximate 38 x 14 patio. The three bedrooms on this level are ensuite. The second level is dedicated to a 365-sqaure-foot primary bedroom suite that has access to a deck and balcony, and a 250-square-foot family room with a wood-burning fireplace.
The lower level has a gym and a sauna, an ensuite guest room and 2,000 square feet of “unfinished space awaiting your vision,” White says. She notes that the property offers flexibility to enlarge the home up to 8,200 square feet and add an accessory structure.
Floor-to-ceiling windows on both levels slide wide open, providing a seamless transition from indoors to out. White says though the floor plan is generally open, “There a lot of intimate spaces you can go to. It has an open flow, but is also private.”

What’s cooking?
The kitchen appliances are integrated, so that 272-square-foot space is streamlined and harmonious, letting the silver-gray tones of the stainless steel and polished Venetian plaster provide a soft backdrop to the geometry of the room.
What else?
Built on a very high bluff, the home offers views of Noyack and Peconic bays, and 130 feet of private bluff front with private stairs, with the ability to have a mooring or build a dock. “The home is perched on a western-facing bluff – it’s very dramatic and the sunsets are dazzling, like no others,” White says. Residents of North Haven Point have access to a community tennis court and private beach facilities with boat storage.

One cool thing
Reese, the architect, was inspired by Austrian architect Rudolph Schindler, who, in turn, was inspired by Frank Lloyd Wright, with whom he worked in the early part of the 20th century. This home, conceived with and executed in four materials—concrete, steel, glass and mahogany—has echoes of a Wright design.

Location, location, location
This modernist home is 2.5 miles from North Haven, four miles from Sag Harbor and 4.7 from Noyack. The North Haven location of South Ferry, the car, bicycle and foot passenger transfer to Shelter Island, is about 2.5 miles, and the nearby Yacht Hampton Boating Club offers rentals to its members.
