House proud
Built in 1987, this home is a classic example of the Neo-Bauhaus that emphasizes a universal style, with minimal clean lines and a focus on function over frill. This one comes with plenty of local provenance: designed by Bruce Nagel and built by Ben Krupinski. The owners undertook a major renovation in 2014, and over the years performed timely and meticulous maintenance, both cosmetic and infrastructure.
“This home was already well designed and then had incredibly well done renovations that respect the original design and optimize the natural lighting and airiness,” says Greg Schmidt, the Corcoran East Hampton agent who is co-listing the property with his colleague Jackie Dunphy.”
What’s the plan?
The first floor presents high ceilings and an open layout for the kitchen, the 355-square-foot living and two dining rooms (171 and 224 square feet), with numerous access points to the deck. The upper level is dedicated to the sleeping quarters: a 367-square-foot primary ensuite primary bedroom with double closets and radiant heat floors in the bathroom, and a light-blocking shade system that protects artwork. Two bedrooms, one of which is in use as a home office/library with custom-built shelving, share a hallway full bathroom. The half bath is on the first level. The upstairs hallway provides access to the upper deck overlooking the pool, back yard and mature trees.

What’s cooking?
The 226-square-foot kitchen has been outfitted with top appliance brands,: Wolf range, Sub-Zero refrigerator, Viking wine fridge and Fisher Paykel dish drawers. Other items are professional grade: ventilation hood, cookware rack and sink with instant hot water. The wall tiles are Italian, individually hand cut so that each is unique, and the mitered custom marble island waterfall features statuario marble from Italy with under-counter seating.
What else?
Updates include new Rheem air conditioning multi-zone systems, Lutron Caseta light system, new carpeting on stairs and landing, basement clean-up sink and sump pump, updated drainage and copper gutters; updated and expanded septic, installed propane line to outside gas grill, Timbertech Polymer decking, cedar shingle roof redone in 2023.

One cool thing (or two)
The dining room’s custom sideboard and bookcases were designed Kevin O’Sullivan and feature cerused oak and lambskin covered doors and drawers. A unique design feature of the home is the recurring theme of windows set in uniform grids.
Agent’s callout
“This is a once in a lifetime opportunity to have a home of this architectural provenance that combines both an East Hampton vernacular and a modern aesthetic, with the additional bonus of being right next to village,” Schmidt says.

Location, location, location
Considered East Hampton Village “fringe,” the home is less than a mile to the center, with shopping, dining and the Long Island Rail Road station. It is less than three miles from Egypt and Wiborg and East Hampton Main beaches and the Maidstone Golf Club.
