House proud
In the estate section of Water Mill, this cedar-shingled home, designed by Antonelli Architects, was built for flexible living, offering two separate legal residences that include a 9,600 square-foot four-bedroom main house and a 5,500-square-foot, four-bedroom guest house.
The original had been an 1800s farmhouse and they built a new house to get the charm of that,” says Harald Grant, the Southampton-based listing agent for Sotheby’s International Realty who is representing the property. “Then they built a second house on the lot to look like an Aspen ski chalet. This is a compound with two real homes for two families.”
What’s the plan?
In the main home, a wide front porch opens into a grand entry way, which provides direct access to most of the common rooms—the library, den, living room, dining room and kitchen. The second floor is devoted to three ensuite bedrooms, one of which has a roof deck, and a primary suite with its own sitting room and roof deck, and two full bathrooms. The finished basement includes a media room, wine cellar, sauna, fully equipped gym (negotiated separately) and full bathroom.
The first floor of the guest home features high ceilings in an open format for the living and dining rooms (720 square feet combined) and kitchen, and an ensuite bedroom. Double-height windows let in generous light. There’s a half bath and laundry room adjacent to the kitchen. On the second floor, two bedrooms share a bathroom accessed in the hallway and the third bedroom is ensuite. The finished basement includes a recreation/game/media room and full bathroom. This house has a screened-in porch and a back deck with an outdoor shower.
What’s cooking?
Grant says the 400-square-foot main kitchen is completely custom designed with marble counters and oversized windows and a glassed-in 228-square-foot morning room. “It’s a high-end build with commercial-grade appliances.” The guest-house features an industrial-designed 255-square-foot kitchen equipped with stainless steel appliances and custom cabinetry and a polished concrete floor.
What else?
The main house incorporates the original 1880s farmhouse, renovated with custom stone and wood floors. More custom features abound: the living and dining rooms and den each have a wood-burning fireplace; the second level has a coffee bar area; and there are covered porches galore for entertaining or other gatherings.

Agent’s callout
“This is considered one of the premier roads in Water Mill and could be considered the estate section of Water Mill,” Grant says. “It’s a proportionately nice property — you don’t feel like you’re squished in between the two houses and garage and with three acres; you have lots of lawn.”
Location, location, location
Just over two miles from the center of Water Mill, the estate is also convenient to Mecox Bay and numerous beaches: Flying Point, W. Scott Cameron, Little Plains and Cryder. Shinnecock East County Park, an undeveloped barrier beach on the inlet, is 8.5 miles and popular for striped-bass fishing. Water Mill is home to the Parrish Art Museum, the eponymous 18th-century historic museum and The Watermill Center, a cultural space for performing and visual arts.
