This newly constructed home on Meadowlark Lane in Sag Harbor combines contemporary design with historic village living, just a stone’s throw from Upper Sag Harbor Cove.
“This is a newer street so it didn’t have the strict zoning codes of the historic streets; it’s the first of its kind — a modern house in the village,” says Frederick Wallenmaier, the agent who, along with Tal Alexander at OFFICIAL, has the exclusive listing.
Designed by Brooklyn architect firm Garnett DePasquale Project, the home is a low-key but high-design space with custom built-ins and details such as tile and stone work, Nanz Company hardware, and oversize windows that optimize the natural light. The exterior is clad in black-stained clapboard siding inspired by the immediate surrounds.
“The inspiration for the project came from a historic shed that sits just beyond the edge of the property and an existing mature tree in the backyard,” says Peter DePasquale, the project architect. “We saw that beautifully crafted shed and the generosity of that tree as things to build around rather than creating a faux historical house. The house is a crafted backdrop for landscape.”
“It has an intimate feeling when you walk into the house,” Wallenmaier says.
The two-story 3,852-square-foot home is ready for occupancy. The owners who commissioned the project are delivering the home unfurnished, but select furnishings may be available in a separate transaction upon inquiry.
The main floor features an open plan living room and eat-in kitchen with a custom window wall, which visually extends the space into the backyard. Ten-foot high sliding doors offer access to the yard, which has been newly landscaped by John Verderber Jr., in collaboration with Rachel Williams. The house is sited on a .2 acre lot, which is edged with mature trees and other plantings that offer privacy.
The owners kept the kitchen design minimalist and simple, with appliances integrated in the custom cabinetry. The stove and dishwasher are Bertazzoni, and the food and wine refrigeration units are both by Thermador. The custom counter top is quartz, with a leathered stone finish. The island separating the 340-square-foot kitchen from the living room seats three and there’s also an eat-in area.
The 417-square-foot living room is anchored by a wood-burning fireplace customized with glazed green tiles that echo the earth-toned palette elsewhere in the home. The owners chose stained-wood wall paneling and white-oak flooring throughout. Auxiliary rooms on first floor include a mud room, pantry, powder room and a 45-square-foot breezeway lined with storage closets.
The second floor is devoted to two guest ensuite bedrooms of nearly equal size at 150 square feet. The 200-square-foot primary bedroom features a glass wall and has a 150-square foot bathroom with a separate room for the toilet, a double marble sink and two large walk-in closets.
The basement level is finished with a fourth ensuite bedroom, a 150-square-foot den/media room and an adjacent at 75-square-foot office with a built in work area and shelves. The agents’ listing notes the latter layout could be converted into a fifth bedroom. There’s an additional half bath, laundry room with double appliances and storage room for pool equipment. Two sunken gardens are accessed through this level.
Aside from the new landscaping, the grounds have been refurbished with extensive news stonework, a 30 x 15-foot saltwater gunite pool with a spa, an outdoor shower and dedicated BBQ area.

Meadowlark Lane is just blocks from the bustling center of Sag Harbor Village and its restaurants and entertainment venues, and notable sites that evoke its maritime history: the Sag Harbor Whaling & Historical Museum and the national landmarked Old Whalers Church, a notable early example of the Egyptian Revival architectural style. Haven’s Beach is 1.3 miles away; Sag Harbor Cove and the yacht club are less than half a mile, and the Sag Harbor American Music Festival, a free music event each fall and now in its 13th year, is .3 miles.
