New to the market in Montauk is a pair of residences that take luxe living to new heights. The newly constructed homes are a project from Italian racecar driver Alessandro Zampedri, who has embarked on a second career as a real estate developer and whose projects in Manhattan include The Bowery House hotel and Pearl & Ash restaurant. Marketed as the Maple Villas, they are a collaboration with CFF Real Estate and JK Living on the development side, and Italian architect Pierre Lissoni who designed the interior and exterior. The materials, says Rosko, are “not just Italian, but the finest, highest-level finish levels and materials that just happen to be from Italy.” Such materials include European oak floors, the wood for which was hand-picked from a forest renown for its fine-grained timber, and Ceppo di Gré (“rock with stones”) countertops quarried from Bergamo in northern Italy.
At 18 Maple St., the 9,000-square-foot floor plan includes six bedrooms and six and a half baths over three levels. The home is entered through a foyer that offers views through the house and beyond to an expanse of sky and ocean, a visual effect repeated throughout with floor to ceiling glass windows and walls.
The main floor is dedicated to entertaining with two fully equipped kitchens finished by Boffi: One is a recessed 275-square-foot kitchen ideal for meal prep, and the other is an open kitchen anchored by an island that serves as both an additional work space and casual eating area with counter stools in 445 square feet. The Maple Villas are in keeping with other upscale residences, says Rosko noting that Robert De Niro and Ralph Lauren also have homes here.
“In this neighborhood, we’re seeing incredible development, and a huge amount of positivity here,” he says. The Maple Villas are a short walk to Gurney’s Montauk Resort and Seawater Spa, where residents may purchase passes to access the facilities.
