New to the market in Montauk is a pair of residences that take luxe living to new heights. Each is sited on a nearly an acre with unobstructed ocean views, generous outdoor space for entertaining and relaxing and, best of all, each offer resort-like, turn-key digs that are fully furnished with European design influences.

“This is not a spec-level house; these homes are at a really refined customized level with incredible attention to detail,” says Kyle Rosko, the agent who is co-listing the properties with Marcy Braun with the Eklund Gomes team at Douglas Elliman Real Estate.

The newly constructed homes are a project from Italian racecar driver Alessandro Zampedri, who has embarked on a second career as a real estate developer and whose projects in Manhattan include The Bowery House hotel and Pearl & Ash restaurant. Marketed as the Maple Villas, they are a collaboration with CFF Real Estate and JK Living on the development side, and Italian architect Pierre Lissoni who designed the interior and exterior. The homes are offered fully furnished with pieces from the Lissoni collection.

The materials, says Rosko, are “not just Italian, but the finest, highest-level finish levels and materials that just happen to be from Italy.” Such materials include European oak floors, the wood for which was hand-picked from a forest renown for its fine-grained timber, and Ceppo di Gré (“rock with stones”) countertops quarried from Bergamo in northern Italy.

At 18 Maple St., the 9,000-square-foot floor plan includes six bedrooms and six and a half baths over three levels. The home is entered through a foyer that offers views through the house and beyond to an expanse of sky and ocean, a visual effect repeated throughout with floor to ceiling glass windows and walls.

The main floor is dedicated to entertaining with two fully equipped kitchens finished by Boffi: One is a recessed 275-square-foot kitchen ideal for meal prep, and the other is an open kitchen anchored by an island that serves as both an additional work space and casual eating area with counter stools in 445 square feet. In addition to the Ceppo di Gré counters, the kitchens feature top-of-the-line Gaggenau appliances and Dornbracht fixtures. The main kitchen, which also has room for a full dining area, offers access to a 210-square-foot outdoor kitchen, already equipped with gas and electric and with cooking facilities to be designed to the owner’s specifications.

An open-plan dining/living room offers 850 square feet, 12.5-foot ceilings, 12-foot sliding glass walls, a gas-powered fireplace and access to a 600+ square foot outdoor patio overlooking the ocean, with ample areas for dining, lounging and enjoying the 44-foot long salt-water pool and hot tub that seats 14. The west wing of this level offers nearly 1,200 square feet almost equally divided into two ensuite bedrooms with walk-in closets and an office. The ocean-facing bedroom has an outdoor patio.

Each of the three ensuite bedrooms on the second level has an ocean-facing terrace and walk-in closet and ceiling heights of nine feet. Occupying the west wing, the 356-square-foot primary bedroom has two terraces, pool and ocean views, a gas-powered fireplace and 181-square-foot walk-in closet. The primary bath features double showers and sinks, a Boffi bathtub, Salvatori natural-stone floors and its own terrace with floor-to-ceiling sliding glass doors.

Last, but certainly not least, is the lower level, which offers 2,925 square feet of entertainment and recreation: a cinema room, a family room, gym with a wellness room that includes a Starpool steam, sauna and separate shower. An additional ensuite bedroom has access to the outdoor patio. Also on this level are a 95-square-foot wine cellar, laundry and ample storage areas.

The attached four-car garage features radiant heat and includes an EV charging station. The crowning glory to this resort-like home is the rooftop with 984 square feet of lounge area and even more expansive ocean views.

The Maple Villas are in keeping with other upscale residences, says Rosko noting that Robert De Niro and Ralph Lauren also have homes here.

“In this neighborhood, we’re seeing incredible development, and a huge amount of positivity here,” he says. The Maple Villas are a short walk to Gurney’s Montauk Resort and Seawater Spa, where residents may purchase passes to access the facilities.

This high-design home at 18 Maple St. lists for $19.5M, and the details can be seen here.
