What if you could have your own private resort in the Hamptons just 150 yards away from the beach? Sounds impossible, but this brand-spanking new home packed with amenities accomplishes that in its 7,079 square feet, with ocean views from multiple decks that offer solitude and entertainment space. 

“The layout maximizes the view and options for privacy,” says Kyle Rosko, one of the two Douglas Elliman listing agents representing the property. The setting offers seclusion, too: Built on the highest elevation of the .89-acre property, the house is in the “private sandy-beach community” of Hither Hills with fewer than 10 families, Rosko says.

The finishing touches are nearly complete on this seven-bedroom home by Build Well Development, a firm that specializes in holistic design using sustainable and responsibly sourced materials, with a focus on energy efficiencies and net-zero emissions. The property has been cleared to maximize ocean views and create a large triangular-shaped lawn that opens up and gets wider towards the beach, yet is still edged with leafy trees for privacy. The house is clad in hemlock wood siding, melding in with its surroundings.

Designed in an “upside down” style so that the common living spaces are on the top floor to maximize the views, five bedrooms make up the ground-floor level, which serves as the main entrance to the house with a large foyer, oversized ceramic-tile floor and a natural wood staircase. Four of the bedrooms, ranging in size from 169 to 294 square feet are ensuite; the fifth bedroom would use a separate bathroom sited across the foyer. The 252-square-foot junior primary bedroom includes a walk-in closet. All the bedrooms feature floor-to-ceiling windows and access to the exterior grounds.

The primary suite occupies its own floor, with about 500 square feet dedicated to the bedroom and the bathroom, an auxiliary room of about 53 square feet and a balcony of nearly 220 square feet. The suspended bio-fueled eco-friendly fireplace is made by Cocoon. The bathroom is designed in earth-toned stone and tile and features a custom floating rift-sawn double vanity sink above a natural rock inset in the floor, a large soaking tub and an open shower with a Brizo waterfall shower head, and a dropped undermount Jacuzzi tub with mitered Caesarstone surround. The floor is radiant heated, as is the bathroom floor in the junior suite.

The showstopper is the open-plan top floor, comprising 1,927 square feet of entertaining and dining space, access to the infinity pool and views over the ocean — only horizon in sight. The entire wall facing the ocean is floor to ceiling glass with custom sliding doors that open to 20 feet wide. “The European-style design brings the outdoors in,” says Susan Ceslow, the listing co-agent.

The 256-square-foot mahogany-wood deck is equipped with an outdoor kitchen that includes a 42-inch Blaze BBQ, built-in seating with Caesarstone countertops and a fridge. “It’s its own dedicated full entertainment setup in an independent space,” Ceslow says. The 15 x 28 heated gunite swimming pool features a 7 x 9 wading pool for kids and a built-in fire pit for the grownups. Other amenities include an outdoor shower and a hot tub.

In the kitchen, the appliances include a Miele gas range and two dishwashers, a 30-inch refrigerator and 18-inch freezer, and an XO wine fridge—all panel ready. Two sinks have touchless faucets. The large white oak island seats five and features a Caesarstone waterfall countertop. The same counter material is used for the other custom cabinetry. 

This level features cathedral and beamed ceilings and two fireplaces — woodburning in the family room and gas-fueled in the living room. The floors throughout are primarily white oak hardwood.

The basement level has a 172-square-foot storage room and an open floor plan of 1,925 square feet with ample natural light and where Rosko says “you can accomplish whatever your needs are.”

The exterior grounds have been refreshed with flowering shrubs, new pavers and a gravel driveway that leads to a 550-square-foot three-car garage integrated in the house. A laundry room with double LG appliance sets is accessed from the garage and an internal stairway, which also leads to a bonus bedroom of 153 square feet. 

The house is south of the Montauk Highway with two private paths to the beach.

You are really close to the town of Montauk but without the busyness,” Rosko says. The village, he says, is “expanding in its versatility.”

“It still has the old fishing village feel to it but there’s an elevated living experience if you’re looking for that,” he says. ”You have a full range of offers to define your Montauk experience.”

The house is about two miles from the village of Montauk, and two miles from the Hither Hills State Park, which offers picnicking, sport fishing and a number of other recreational activities, and Napeague Harbor’s “walking dunes” nature trail. Also nearby by are Montauk Downs State Park, Montauk Point State Park, Camp Hero State Park and Shadmoor State Park.
